You should generally have saved between 42% and 45% of the property’s total value.
CaixaBank typically finances up to 70% of the property’s value for non-residents.
The remaining 30% must be contributed by you (the buyer).
An additional 12% to 15% of the property value is required to cover associated purchase costs, such as taxes (VAT/ITP), notary fees, and registry fees.
The main difference is when the money is taken from your account.
Debit Card: Payments are charged instantly against the available balance in your linked bank account. If you don’t have enough money in the account, the purchase will be declined (unless an overdraft is agreed upon).
Credit Card: Payments are charged on credit up to an assigned limit. The total amount you spend is settled at the end of an agreed period (usually once a month). You will not pay interest if you repay the full amount by the due date, but you can choose deferred/revolving payment methods, which do incur interest.
